Environmental permitting is the process of getting the specific agency approvals your project legally needs — not a general blessing for “sustainable development.” On our jobs that almost always means water, coastal, stormwater, and sometimes species or cultural review.
The stack we see most
- Corps 404 and/or Section 10 (and 408 if you touch a federal project).
- State 401 certification.
- Coastal consistency / state coastal or ERP permits.
- NPDES construction stormwater and a SWPPP.
- Local land-disturbance or floodplain permits.
What “the process” actually is
Pre-application with the district when the site is messy. A complete application (drawings, delineation, alternatives, mitigation). Public notice on individual permits. Agency review, conditions, and then construction that matches the plans. A permit for a different footprint than you build is a violation.
